Terms & Conditions & Know Before You Go

​

By confirming a booking at Stravatha Villa, guests acknowledge that they have read, understood and agreed to the following Terms & Conditions.

​

Accommodation & Use of Property

​

  • Stravatha Villa is a fully furnished, self-catering holiday home, equipped with fixtures, fittings, linens, kitchen appliances and household essentials.

  • A starter pack of basic items (e.g. toilet paper, toiletries, bin bags, salt, pepper, oils) is provided.

  • The property is for residential holiday use only and may not be used for illegal or commercial purposes.

  • The villa may not be sub-let or used by third parties.

Occupancy & Guests

​

  • Maximum occupancy is 6 guests (adults and/or children over the age of 5).

  • Only guests named and registered at the time of booking are permitted to stay at the property.

  • Any additional guests or visitors must be approved in writing in advance and may incur additional charges.

  • Full contact details for all guests must be provided prior to arrival.

  • Breach of occupancy rules may result in immediate termination of the stay without refund.

Lead Guest

​

  • The lead guest is the primary point of contact and is responsible for the conduct of all members of the party.

  • Any disputes, claims or liabilities arising from the stay will be addressed solely with the lead guest.

​

Check-In & Check-Out

​

  • Check-in: from 16:00 on the day of arrival

  • Check-out: by 10:00 on the day of departure

  • Late check-out may be available by prior arrangement and may incur an additional charge.

​

 

Behaviour, Noise & Quiet Hours

​

  • Stravatha Villa is a family-orientated property.

  • Parties, events, functions, weddings or receptions are not permitted unless expressly agreed in writing in advance and subject to additional terms.

  • Loud, disruptive or antisocial behaviour — including police-attended complaints — will result in ejection without refund.

  • Quiet hours:

    • Summer: 22:00–07:00

    • Winter: 22:00–07:30

Smoking & Fire Safety

​

  • The villa is strictly non-smoking indoors.

  • Smoking is permitted outdoors only, using the ashtrays provided.

  • Evidence of indoor smoking will result in professional cleaning costs charged to the lead guest.

​

 

Cleaning & Housekeeping

​

  • The villa is professionally cleaned prior to arrival.

  • Weekly linen/towel changes are included for longer stays.

  • Guests are expected to leave the villa in reasonable order on departure.

​

Reasonable order includes:

​

  • Dishes washed and put away

  • Rubbish disposed of in local bins

  • Beds stripped; linens and towels placed in bin bags in the apothiki

  • Furniture and appliances returned to their original positions

​

Additional cleaning costs may be deducted from the security deposit if required.

​

 

Maintenance & Access

​

  • Owners and management will make reasonable efforts to ensure all services and facilities (water, electricity, Wi-Fi, pool, appliances) are in working order.

  • Any faults or issues must be reported immediately.

  • Temporary interruptions do not constitute grounds for refunds.

  • Management, cleaning and maintenance staff may access the property when necessary, with reasonable efforts made to minimise disturbance.

Children, Accessibility & Pets

​

  • Children must be supervised at all times, particularly around the pool.

  • The villa has stairs and may not be suitable for guests with limited mobility.

  • Pets are not permitted, except registered assistance animals. Guests are responsible for any damage caused.

​

 

Absence & Security

​

  • Guests intending to be absent from the property for more than 24 hours must inform management.

  • All doors and windows must be locked when leaving the villa.

​

 

Pool

​

  • Use of the pool is entirely at guests’ own risk.

  • Guests must follow the provided pool guidelines.

  • Shower before use and use pool towels only.

  • The pool is serviced twice weekly; guests will be notified when servicing occurs during their stay.

​

 

Damage, Loss & Keys

​

  • Any damage, loss or breakage must be reported promptly.

  • Repair or replacement costs, if significant, will be charged to the lead guest.

  • Lost keys will incur a replacement charge.

​

 

Food, Waste & Environment

​

  • Food and drink should be consumed only in designated dining areas (excluding bottled water in bedrooms).

  • Charges may apply for staining, pest control or deep cleaning caused by misuse.

  • Guests must follow waste and recycling instructions carefully.

​

 

Insects & Climate

​

  • Insects are part of the local environment and are not grounds for complaint.

  • The property is treated regularly as part of a pest control programme.

​

 

Insurance & Liability

​

  • Guests are strongly advised to take out adequate travel insurance.

  • Owners and management accept no liability for loss, damage, injury, illness or accidents occurring during the stay.

  • Guests are responsible for their own personal safety and that of their party.

​

 

Booking, Payments & Cancellation

​

Booking

​

  • A 20% deposit is required to secure the booking.

  • The remaining balance must be paid prior to arrival.

​

Cancellation by Guests

​

  • More than 6 months before arrival: Full deposit refund

  • 3–6 months before arrival: 50% deposit refund

  • Less than 3 months before arrival: No deposit refund

​

Cancellation by Owner

​

  • In the unlikely event that the booking is cancelled by us, all payments will be refunded in full, or guests may choose to reschedule where possible.

​

Notification

​

  • All cancellations must be made in writing and acknowledged by us. The effective date is the date written notice is received.

​

 

Force Majeure

​

We shall not be liable for delays or failure to perform obligations due to events beyond our reasonable control, including natural disasters, government actions or transport disruptions.

​

 

Governing Law

​

These Terms & Conditions are governed by and construed in accordance with the laws of Greece.

​

 

Amendments

​

We reserve the right to amend these Terms & Conditions. Guests are bound by the version in effect at the time of their stay.

 

Acceptance

​

By making a booking, guests confirm their acceptance of these Terms & Conditions in full.
